Rancho Mission Viejo Planned Development

With the goal to provide families with the opportunity to experience what they refer to as “Ranch Life,” Rancho Mission Viejo set out to create a robust community that would connect homeowners with the natural environment and landscape of California. As the Rancho Mission Viejo Company moves forward in executing their “Ranch Plan” to construct nearly 14,000 homes for future residents, Huitt-Zollars was chosen to assist in the process.

For the initial development plan referred to as Sendero, or Planning Area “PA” 1, Huitt-Zollars provided mapping services throughout the entire complex. These maps created the large parcels that were later used to sell to prospective homebuilders; the Sendero final map was the largest prepared and approved by the County of Orange. Our team is currently providing engineering services for the future marketplace, located at the intersection of Antonio Parkway and Ortega Highway; design on multi-modal trail; and completed final design for a park, Sendero Fields. The future marketplace will accommodate a supermarket, various restaurants, smaller shops, a medical office building, and an affordable housing component.

Now in the second phase for Planning Area “PA” 2, Esencia, Huitt-Zollars continues to provide mapping services similar to Sendero, creating the large parcels that are employed to sell to select homebuilders. Additionally, within the same PA, Huitt-Zollars prepared more than five miles of grading, roadway, and drainage plans for the four-lane county road, Los Patrones Parkway, that spans from the current end of the 241 toll road, to the future collector road, Cow Camp Road. Additionally, our team has worked alongside several homebuilders on finalizing engineering plans for the construction of future homes within PA 2.

As the preliminary stage for Planning Area “PA” 3 advances, Huitt-Zollars will continue to provide exhibit and technical support to Rancho Mission Viejo, along with other designated consultants.
