Target T-600 Import Warehouse

Located in the South Sound area of Washington State, the two-million square foot T-600 Import Warehouse serves Target’s Regional Distribution Centers along the I-90 corridor from Washington State to the East Coast. On this design-build project, Huitt-Zollars provided site selection analysis, due diligence services, preliminary and final entitlement, permitting, topographic and construction survey, and site civil engineering for on-site and off-site infrastructure. 

Target Distribution Center and Import Warehouse

Huitt-Zollars was responsible for the preliminary entitlement process and engineering design for the development of a 3.4 million square-foot import warehouse and regional distribution center for Target Corporation. This facility will serve the major portion of Target southern California. The design involves street, sewer, water, storm drain, traffic signals, street lighting and striping plans, grading, landscape architecture, and preparation of the master plan of drainage and all of the on-site and off-site topographic surveys, mapping, and construction staking.

Sierra Business Park

Huitt-Zollars provided preliminary and final design, site analysis, hydrologic and hydraulic studies, wetland relocation, a regional drainage detention basin, and quantity estimates to transform 120 acres of undeveloped land into a new hub for industrial warehouse distribution. Site requirements for the total 200-acre master planned industrial center included 10,000 feet of storm drain; 12,000 feet of sewer; and 15,000 feet of water mains. The site plan changed many times without negatively impacting results. The strategically located industrial warehouse park contains 4 million feet of sto

Mutual Materials Manufacturing Campus

Huitt-Zollars provided engineering and landscape design services for this concrete-paver manufacturing facility. The facility has several buildings located on a 20-acre site. Fast-track design was provided for utilities to serve all the buildings and for drainage, erosion control, grading, and parking lot layout. The design was coordinated with neighboring projects, and onsite landscape design was provided.

MK Business Center

Huitt-Zollars prepared preliminary engineering documents necessary for planning commission approval inclusive of preliminary grading, drainage and utility concepts, a pre-construction ALTA survey and boundary surveys.  Located on the south end of The Irvine Spectrum Business Park, the 3.75-acre site consists of four separate buildings totaling over 45,000 SF.  Following planning commission approval, Huitt-Zollars prepared final construction documents: plans for rough and precise grading, public street plans, on-site utilities plans, off-site public utility connection plans, erosion control

Francis Industrial Park

Huitt-Zollars provided off-site infrastructure and improvement plans for a 97-acre industrial park located in San Bernardino County. The scope of work included infrastructure and site development for six industrial warehouse buildings that ranged in size from 30,000 SF to 575,000 SF. This included coordination efforts with County of San Bernardino Flood Control District, City of Ontario, Inland Empire Utilities Agency (IEUA), and Southern California Edison (SCE).

Corona Crossroads

Huitt-Zollars prepared due diligence, entitlement, and final construction documents for the 39.5-acre, 8-building project. Located strategically near the intersection of I-15 and the 91 Freeway, Corona Crossroads has great access to the Inland Empire freeway system, offering over 817,000 SF of new office and light industrial space to the Inland Empire. The project features dock-high and grade-level loading areas, large fenced-in yard areas, and 60-foot concrete truck aprons.

Centerpointe Commerce Center

Huitt-Zollars provided civil engineering, survey, and design services for this 200-acre industrial warehouse business park; a unique drainage solution was necessary to make the project buildable. The collaborative drainage solution benefits the Riverside County Flood Control and Water Conservation District, the land developer and the community. Off-Site design included approximately 4 miles of new roadways and existing roadway widening, extension of two main line storm drains, extension of new sewer mains, and new water mains to service the project sites.
