As part of the City of Denison’s long-term vision for downtown revitalization, Huitt-Zollars provided paving, drainage, and utility reconstruction services for Designing Downtown Denison – Phase Two, a transformative Main Street redevelopment project. The effort required extensive coordination with the City, landscape architects, utility providers, downtown businesses, and the construction manager at risk to modernize critical infrastructure while preserving the character and vitality of Denison’s historic core.
Huitt-Zollars developed an integrated design that reconstructed aging pavement, drainage, water, and sanitary sewer systems while supporting streetscape, landscaping, and public gathering space enhancements. The project addressed the challenges of upgrading essential infrastructure within an active downtown business district and transformed Main Street into a more accessible, walkable, and flexible community destination. Design features throughout the corridor were carefully incorporated to reflect Denison’s unique identity, celebrating the city’s railroad heritage and honoring its legacy as the birthplace of President Dwight D. Eisenhower. By coordinating improvements both above and below ground, the project seamlessly connected infrastructure investment with community-focused placemaking.
This project demonstrates how infrastructure can serve as a catalyst for economic development, community engagement, and historic preservation. By integrating modern utility and transportation systems with design elements that reinforce the City’s cultural legacy, the project enhanced mobility, strengthened downtown connectivity, and created a public space that reflects Denison’s past while supporting its future growth and continued revitalization.
