The Monarch is a 305-unit luxury high-rise apartment located on 5th Street in downtown Austin. Starting in 2017, the owner-operator watched as residential buildings started construction on every block in the vicinity. By 2018, the competition for the best amenities was fierce. With newly opened apartment buildings in close proximity, this 2007 high-rise was losing its tenants to the competition.
The Huitt-Zollars team came on board to provide full design services, from concept through construction administration for the building’s common areas. The building entry, lobby, leasing office, and pool deck were reimaged. The amenity spaces, including a Tech Lounge and three conference rooms for the remote worker, a large café, and elegant entertainment space were designed to fit the owner-operator needs and tenant expectations. Furniture and artwork selection and specification was also handled by the design team.
